Orlando Sales & Marketing 101

What sets apart The Synergy Hospitality Group apart from all the other so-called management companies in Orlando? Simply put, our ability to put ‘heads in the beds’ which relates to revenue in your pocket. To help explain how we do what we do, we have broken down hospitality sales and marketing to ‘The Three Tiers of Sales and Marketing.’

If you will, think of building a house. First you must pour a solid foundation that will support the house throughout it’s life. Once this is done, then you must begin to frame out the house and then you begin to see the house take shape. Last but not least, you have to decorate the house giving it that last final touch.

This is the same basic premise of how hotels and airlines fill their rooms and seats. Ever book a flight well in advance, maybe 8 to 12 months out? There is a good chance you got a GREAT deal! However, what would happen in you booked that airline ticked the day before your flight? the week before? That deal of a flight just went through the roof because it was near last minute booking!

TIER ONE:
Our first tier in our sales and marketing strategy is to work with prestigious tour and travel companies that help provide us with a solid base of business into our resorts. These tour and travel companies have large advertising budgets that reach a global audience. We sell these companies blocks of rooms up to 3 years in advance to begin building our business base. These companies generally have a very low rate with the hotel directly as they will then bundle the hotel with other services such as airfare, car rentals, and much more to create an affordable package for their clients overseas. These bookings generally are for anywhere between 7 to 21 nights and come from such gobal destinations as the United Kingdom, South America, the Caribbean, Mexico, Belgium, China, and many more!

TIER TWO:
As we move on into our second tier of bookings, we work with our partnerships within our local convention and visitor’s bureaus, state tourism boards, asl well as local destination partners such as Walt Disney World® Resort, SeaWorld Orlando, Universal Orlando and many more to secure premium group leads. These groups can consist of youth sport teams, bands or other musical groups, church functions, family reunions, and corporate meetings. These groups generally will book large blocks of inventory with us and pay for the blocks well in advance of their arrival guaranteeing us and our owners with revenue even before they arrive!

TIER THREE:
In our last and final phase of our sales and marketing process, we turn to our direct bookings. Working with some of the same partners in tier two, we now focus to filling in the gaps in our inventory. Through our relationships with organizations such as the Orlando Convention and Visitors Bureau, Visit Florida, AAA, and many others including online partners, we cap off a successful sales and marketing campaign that translates into success for our owners.

SUMMARY:

In closing, our ability to understanding the varying travel patterns both in the domestic and international arena then targeting these markets during different periods throughout the year, allows us to eliminate the peaks and valleys often associated with the seasonality of the industry. Drawing on many relationships and sources of business, our team provides you with a superior sales and marketing experience.

Home Mainteance Programs

Preventative Maintenance! At The Synergy Hospitality Group, we have many different preventative maintenance programs that ensure that the investment you have entrusted with us remains prestine throughout time. From routine HVAC inspections, quarterly preventative maintenance inspections, pest control, and other dynamic programs, you can be assured that we are looking after your investment just as you would! After all, if we check in a guest who is not happy, we loose money too!

Utility Payments

Why should owning a vacation home be a hassle? It shouldn’t! The Synergy Hosptiality Group knows that you have more important things to do than worry about paying utility biils. As part of our portfolio of services, TSHG will establish and pay all utilities required to sustain rentals in your unit. In addition, we monitor spikes in cost associated with utilities to ensure that you are not being overcharged for the services provided!
